Nassau County has zoned Island Village as a single-family housing community. Therefore, any rental property must be limited to a single-family unit. Your lease should state “the premises will be occupied only by the tenant and ____ (list anyone else who will live there). There should never be several unrelated persons regularly occupying these homes.
As a residential community all leases must be 6 months or longer. Vacation rentals or beach rentals are prohibited. If a tenant leaves before the end of the 6 month period the property cannot be rented again until the lease period or 6 months expires (whichever comes sooner). Sub-let rentals are prohibited.
It is the responsibility of the owner to inform tenants of the Rules and Regulations of Island Village Owners Association. Failure to follow the Covenants or Rules and Regulations will be held against the owner and fines may be assessed. Failure to pay fines can result in a lien being placed against the property (Covenant 12.1.2) Covenants and Rules and Regulations are available online. www.islandvillage-oa.com/home/
When an individual(s) purchases a home with the intention of a family member living there (Absentee Owner Properties) the legal relationship exists between the owner and Island Village Owner Association. Correspondence and assessments or fines will be sent to the owner not the person(s) living in the home. For changes to the exterior of the home or tree removal the owner must be the one to contact the Architectural Review Board for approval. In both rental situations and absentee owner situations the legal relationship is between the owner and the Association. If a property manager is used that relationship is between the owner and the property manager. The Association cannot and will not contact a property manager.
